We have now processed a number of HIPs with several different estate agents, and we have refined our order form and processes to streamline the information we require from you.
Revised Order Form
We have evaluated the information that is crucial for us to begin the HIP and what can be gathered later. We have shortened our order form to reflect this. The only mandatory fields in our order form are: name and contact details of the negotiator, the name and telephone number of the client, the address of the property and who the Domestic Energy Assessor should contact to arrange an appointment. This makes it even faster to complete and order a HIP. We have also added a link to our conveyancing calculator so you can ascertain how much the conveyancing will cost on a particular property. Remember, our conveyancing is carried out on a no sale, no fee basis.
Improved Documentation Display
As soon as we have the basic requirement for a HIP we upload it to your online account. This will continue, but in addition we will load up the separate searches and documents as and when they are returned. When all the documentation is received we will upload a complete HIP, notify you by email, send you and the client a hard copy of the HIP and a CD with the individual documents.
Your Legal Vault account will therefore display a list of each HIP you have active with Frettens:

Clicking on one of the links for a property address opens a new page, as below, which shows the HIP for that property and the other documents that we have received back. When all the documents are received, we will upload a new HIP containing all the documents; the individuals documents will remain in the vault as well. Clicking on the filename opens the document on your screen.

Update on Frettens HIPs So Far
Now we have processed numerous HIPs we can give you a useful update on how our system is working. Each HIP that we have processed so far has been progressed to the point of being considered a legally compliant HIP and available online within 48 hours of the order.
This means the HIP includes an Energy Performance Certificate, a Home Information Pack Index, the Title Documentation and a Sale Statement. Each of these items are required, and the other required elements must have been requested, for a legally compliant HIP. At this stage the property is allowed to be marketed for sale.
At present (until 31st December 2007) a property can be marketed for sale as soon as a HIP has been commissioned and payment for the HIP has been confirmed. After 1st January 2008, a property cannot be marketed for sale until a legally compliant HIP has been received. Speed will be everything. After 1st January, we will continue to provide a legally compliant HIP as quickly as we possibly can, to ensure that you do not lose valuable marketing time.
