What to check out when buying a new home

Having decided to search for a new home, here are a few tips on what to check out:-

  • Heating and Electrics – you are about to spend an awful lot of money on your new property. Check the boiler and electrics because what could be worse than moving in and having no hot water, heat or electricity. It is particularly expensive to install a new boiler, so ask the vendors how old their boiler is and if it (and the electrics) have been regularly serviced.
  • Windows – look for double glazing as this will cut down on heating bills during the winter.
  • Broadband speeds and phone signal – Check out the phone signal strength while you are viewing the property. It is easy to check online for broadband speeds in the area you are looking to live in.
  • Survey – a survey may reveal defects in the property which are not revealed on personal inspection of the property. A survey will also provide you with the necessary assurance that you are paying the correct price for the property.
  • Schools – "One in four families move house to get their child into a school so bear this in mind for the future and save yourself another big move," says Conveyancing Solicitor Clare Hallett
  • Crime – local crime rate may be a factor in choosing the area you want to live in, so take this into consideration.
  • Local transport – scout around the area to find bus stops and train stations and find out where these will take you. You never know when you may need them. Consider noise levels if the property is near a railway line or major road.
  • Neighbours – if the property you are considering is in an area new to you, a good source of information could be from the neighbours.
  • Bills/Charges – make sure you find out what Council Tax band the property is rated at. Also, if the property is a flat make sure you enquire about any communal charges (i.e. cleaning, gardening etc.) as the rates can vary from little to large amounts a year.
